PROPOSAL PROCESS

NEW CONSTRUCTION

  • Data gathering – receipt of project questionnaire

  • Review of data, including project drawings from the architect, for the purpose of scope of work understanding and project fee assessment.

  • Proposal creation and submission to the potential client.

  • Receipt of signed contract holds the project place in the Studio 8.18 design schedule.

EXISTING CONSTRUCTION

  • Data gathering as needed, possibly including an on-site walk of the existing structure for assessment and feedback regarding the limitations of the structure for design incorporation.

  • Review of data, including project drawings from the architect, for the purpose of scope of work understanding and project fee assessment.

  • Proposal creation and submission to the potential client.

  • Receipt of signed contract holds the project place in the Studio 8.18 design schedule.

STRUCTURAL ENGINEERING DESIGN PROCESS

NEW CONSTRUCTION

  • A kickoff communication or meeting with the project team, including the architect, for the purpose of discussing key building features or unique elements to ensure that structural design addresses those features and elements will be held.

  • Receipt of solid footprint set of architectural drawings (no major changes moving forward) and soils reports allows for design to begin.  If 100% of information necessary is not received by the scheduled project design start date the project will potentially be pushed later into the next available design schedule opening.  Having completed documents from which to design the structure saves time and money throughout the course of the project.

    SCOPE CHANGES: Drawing coordination is included in the fixed fee price contracted.  If changes are made in the midst of the structural design process by the project owner or architect that require substantial redesign or updates of drawings already created, add service fees will apply.  Please be aware that seemingly small changes can potentially impact the entirety of a building structure.

  • Structural design and drawings check set and coordination set will be sent to the architect for review.

  • Final coordination adjustments are made and drawings are readied for the city building department for permit.  Studio 8.18 Engineering is not involved in the permit submission process. Architects or contractors typically fulfill that responsibility.

EXISTING CONSTRUCTION

    • The on-site visit is necessary for our understanding of the conditions prior to structural design.
    • Included in the site visit is the verification of existing foundation conditions specifically.  Should excavation or selective demolition be required to expose the foundation, Studio 8.18 Engineering requests that it be completed by the contractor/owner prior to our visit.  Studio 8.18 Engineering does not provide excavation or demolition services.

  • Once construction begins we offer construction observation services as part of our contract or as one off offerings depending upon how the initial contract is written.  Contractors are responsible for notifying Studio 8.18 Engineering when the project is ready for the city required observations.

  • Observation site visit will be made and necessary corrections will be communicated.

  • Upon being notified of and observing necessary corrections, a compliance letter for our portion of the work will be issued as required by the city building department.
